Leading national roofing contractor Bracknell Roofing was awarded a contract to carry out work on Vale of Glamorgan Council Decent Homes’ properties in South Wales.
Bracknell Roofing was initially commissioned to replace roof coverings, roofline, insulation and guttering on around 50 homes. Following successful completion of initial phases, a large number of additional properties were included on Bracknell’s schedule.
Vale of Glamorgan specified Birkdale fibre cement slates from Marley Eternit. The fibre cement slates were considered to create a visual match to the original natural Welsh slate, which was used on the 1940’s buildings, before being replaced with concrete tiles in the 80s, indicating that both had a lifespan of less than 40 years.
Stripping the roofs back to the basic structure and upgrading to fibre cement slates, although requiring more work and materials will provide a better value for money solution because Birkdale slates have a minimum 60-year life expectancy. Bracknell Roofing also ensured that the completed roof meets all current legislation as well as NHBC guidelines.
In particular, the existing concrete tiled roofs had no provision for ventilation and so Bracknell installed a discreet over fascia ventilation system to ensure a flow of air into the roof space between the felt and the fascia board. Additional ventilation is then provided by a dry fix ventilated ridge. Dry fix was used on all aspects, in line with the latest NHBC guidelines.
Bracknell Roofing was responsible for removing the existing concrete tiles, battens, insulation, roofline and guttering, to expose the basic roof structure. New insulation was then added, followed by a breathable membrane, before the fibre cement slates were fixed to fully compliant 25x50mm, BS 5534:2003 +A1: 2010 factory-graded roofing battens.
Existing guttering and roofline was replaced with low maintenance PVC-U. All aspects of leading and flashings were carried out by the company.
Bracknell Roofing faced several logistical challenges, including proximity to a local primary school, which required careful coordination of delivery vehicles to avoid disruption, especially around school opening and closing times. They had to minimise disruption to residents too, who remained in their properties whilst the work was carried out on their homes.
In order to achieve this, the company had several teams of professional roofers on site, who were usually able to complete each property within a one-week timeframe. Bracknell Roofing also assigned a contact person who worked with Vale of Glamorgan’s resident liaison officers to ensure that tenants were fully informed of the scope and timings of work.
Logistically this was a challenging project because we had to avoid causing any inconvenience for the local school, whilst minimising disruption to residents, who remained in their homes during the work. Our experience of these types of projects allowed us to put together a detailed schedule for Vale of Glamorgan Council, whilst meeting the strict site requirements.
Bracknell Roofing coordinated removal and, where possible, separation of all end-of-life material from site, including the concrete roof tiles, insulation, guttering and roofline. This was collected by a specialist material handler for recycling or disposal.
