Specialist skills in heritage and listed building refurbishments resulted in Bracknell Roofing being selected to carry out the sympathetic conversion of Oakley Hall buildings in North Hampshire.

The national specialist roofing contractor provided the client with a complete building envelope solution encompassing pitched, flat and traditional lead roof elements, along with vertical cladding, during conversion of the centuries-old buildings into a retirement home.

Comprising several historic buildings, Model Farm Retirement Home in North Hampshire was always going to present a number of challenges, with a need to re-roof an existing Grade II listed stable block, along with a large barn, house and new build elements.

The company retained the visual integrity by re-using sorted and graded clay peg tiles from the original barn roof. These were used on one side of the new roof that was most visible from the courtyard to ensure aesthetic appeal of the completed project.

Bracknell Roofing had to ensure that the traditional roof structure of the Grade II listed stable block, where it survives, was preserved as part of the revised scheme. This required the installation of several ‘conservation style’ rooflights that again had to be in keeping with the visual character of the building.

There was an additional requirement for Bracknell Roofing to complete a number of Code 6 leaded flat roofs on elements of the courtyard buildings and existing house, again to ensure traditional aesthetics. Code 6 requires specialist skills to form and cut into appropriate flashings and Bracknell Roofing remains one of the few companies in the UK to offer this service. Code 6 was specified because issues around flashings and chimney stacks sometimes occur because Code 3 lead work perishes over the decades.
